Position Summary

We are seeking a qualified Land Acquisition Manager to join our Washington Division. In this position you will play a key role in analyzing and coordinating the acquisition of new communities for Richmond American Homes through completion of land development.

    You will start the process from initial underwriting, due diligence and continued coordination with conditions of approval, developer agreements to achieve scheduled milestones of obtaining development permits and the recording of final plats.
  • You will serve both the land acquisition and land development departments adding consistency and accountability as we grow our business.

Responsibilities

Take a lead role in the day to day management and understanding of Land Acquisition and Land Development activity such as:

  • Leading the due diligence function in new acquisitions regarding the fee structure, the timing of entitlement approvals and the preparation of the schedule from start to finish of project.
  • Assist in due diligence package assembly; essential to meet all time requirements from Land Committee relative to submittals.
  • Review Purchase Agreements for necessary entitlement deal points and monitor compliance with terms.
  • Assist in negotiating contracts, supervise and coordinate with project consultants, including land planners, engineers, landscape architects, soils and environmental engineers, and other consultants in preparation of required land acquisition and development applications and approvals.
  • Make presentations to municipal decision-making bodies, other quasi-government entitles, and HOAs.
  • Maintain regular contact with governmental officials to ensure that the entitlement process proceeds smoothly.
  • Prepare and/or review all easements, development, governmental agreements, and legal documents.
  • Coordinate site plan analysis for lot fit and utility locations.
  • Coordinate and track submittals of proposed house architecture to procure necessary approvals from all governing agencies.

Requirements

  • Minimum 5 years housing development, real estate finance or planning experience.
  • Knowledge and experience of land acquisition, due diligence, entitlements, and land development.
  • Degree in Construction Management, Real Estate, Business, Engineering or related field desired.
  • 3 - 5 years' experience in the residential development industry preferred.
  • Candidates must have excellent MS Excel skills and the ability to write and communicate at a very high level.

Compensation

  • Base Salary: $100,000 - $120,000
  • FLSA Status: Exempt
  • Bonus Type: Year-End Discretionary
