Job Description Summary:

Enterprise Residential is the property management operation within Enterprise Community Development, the largest nonprofit developer, owner, and operator of affordable rental apartments in the Mid-Atlantic. Enterprise Community Development and Enterprise Residential comprise the Community Development division of Enterprise Community Partners ("Enterprise") - a national affordable housing nonprofit that, in addition to its Community Development division, invests capital in affordable rental homes through its Capital division and manages programs, policy, and an advisory group through its Solutions Division. Collectively as "Enterprise," the breadth and depth of these end-to-end capabilities is unequaled in the affordable housing industry.

At the direction of Assistant Vice President, will implement, manage, and execute relocation services for residents at properties being redeveloped.

The Relocation Specialist will be assigned a primary office location by their respective manager for regular in-person attendance and meetings. Video conferencing is used almost daily and on multiple occasions within a workday.

Every effort will be made to have a work week consist of 40 hours but given the nature of the property management business and its administrative requirements, additional work time will likely be required.

Duties and Responsibilities

  • Consistently and genuinely demonstrate the HEROES principles of being Helpful, Engaged, Responsive, Outstanding, Excellent and Successful in all activities and interactions.
  • Supports the AVP in all aspects of the renovation process, specifically relocation.
  • Coordinates the delivery of notices and packing materials to residents. This is executed through the relocation specialist.
  • Oversees and manages the relocation specialists.
  • Organizes and attends resident meetings.
  • Provides accurate and consistent reporting to multiple internal departments.
  • Arrange transportation and housing for relocating residents.
  • Serves as the secondary logistics coordinator of the move process for residents. Attends resident moves when the relocation specialists are not available.
  • Develops and maintains move schedules in coordination with other departments.
  • Serves as the secondary point person for resident questions regarding the relocation process.
  • Maintains records and reports of expenses.
  • Creates processes and systems to track and report on projects in a timely and accurate manner.
  • Serve as best practices champion to ensure that the relocation process provides the best resident customer service.
  • Performs other related duties, as required.
  • Supports onsite property management as needed.
  • Attends project meetings as requested.

Experience, Education, Training and Qualifications

  • Excellent Customer Service Skills
  • Bachelor's degree preferred.
  • Demonstrated ability to communicate effectively orally and in writing.
  • Two years of experience in affordable property management preferred including resident relocation experience.
  • Excellent communication and facilitation skills.
  • Superb organizational skills with the ability to prioritize and handle multiple simultaneous assignments while maintaining commitment to deadlines.
  • Advanced skills in MS Office products including Excel, Word, PowerPoint and Outlook; proficiency with Internet applications and software.

The salary range for this position is represented by the low and high end of the range for the amount to be paid for the position. While performing the duties of this job, the associate must be available to work for temporary or extended periods at other locations, including property locations within or near transitional neighborhoods. The associate may be required to work extended periods of time at a computer.
